Shared Walls, Separate Networks: IT and WiFi for Multi-Tenant Buildings
Multi-tenant offices and mixed-use buildings share infrastructure but must not share networks. Here is how to get connectivity, WiFi, and security right.

Multi-tenant buildings — professional office suites, medical plazas, mixed-use developments — share walls, risers, and often a single internet feed. That shared infrastructure is efficient, but it creates a hard requirement: every tenant's network and data must be genuinely separate. Get the separation wrong and you have a security and privacy problem waiting to happen.
The core principle: shared pipes, isolated networks
Tenants can share the physical building and even a common internet circuit, but each must operate on a logically isolated network — its own VLANs, its own firewall policy, its own WiFi with no visibility into a neighbor's traffic. Done properly, tenant A cannot see, reach, or interfere with tenant B, even though the cable runs through the same riser.
WiFi is where it usually goes wrong
Wireless is the trickiest part of a shared building:
- Interference between tenants. Each suite installs its own consumer access points on overlapping channels, and everyone's WiFi gets worse. A coordinated design across the floor beats a dozen competing networks.
- Coverage through demising walls. Fire-rated and masonry walls between suites kill signal; placement has to account for them.
- Guest access. Lobbies and common areas need guest WiFi that is fully walled off from every tenant network.
Security in a shared environment
Isolation is a security control, not just a convenience. Each tenant needs its own firewall boundary, its own access controls, and no lateral path to another tenant or to building systems (HVAC, access control, cameras) — which should sit on their own segment as well. For regulated tenants — medical, legal, or financial firms — that separation is often a compliance requirement, not a preference.
Who owns what
A recurring source of pain is unclear responsibility: does the landlord provide managed connectivity, or does each tenant bring their own? Both models work — what matters is that someone owns the design so the building isn't a patchwork of consumer routers. A managed approach, where connectivity and segmentation are designed once and delivered per tenant, avoids the mess.
